Real estate guidance rooted in local knowledge
We help property owners, first-home buyers and investors across the ACT make decisions grounded in data, not guesswork. Whether you are selling a family home or building a portfolio, our team brings clarity to every step.
Book a free consultationWho we are
Our office sits at the heart of North Claudiabury, and most of our agents have lived in the ACT for over a decade. That means we know which streets flood after heavy rain, where the school catchment boundaries actually fall, and which pockets are attracting young families versus downsizers.
We started Leadership Bridge Consulting because we saw too many sellers accepting below-market offers and too many buyers paying inflated prices due to poor advice. Our approach is straightforward: gather accurate comparable sales data, stage the property properly, price it honestly, and negotiate hard.
Every client works directly with a licensed agent from listing to settlement. No handoffs to junior staff mid-campaign. You keep one phone number, one point of contact, one person who knows your file inside out.
What we do
Six core services designed around the way property actually works in the ACT market.
Residential sales
From a one-bedroom unit in Braddon to a five-bedroom home in Weston Creek, we manage every stage: comparative market analysis, professional photography, open-home scheduling, offer negotiation and contract exchange. Our average vendor achieves 3.2% above their reserve price.
Buyer advocacy
We represent buyers who want someone on their side of the table. Our buyer agents attend auctions, review contracts of sale, arrange building inspections and negotiate the purchase price. Flat-fee structure, disclosed upfront, so there are no surprises at settlement.
Property management
Rent collection, routine inspections every 12 weeks, maintenance coordination and end-of-lease management. We currently manage 185 tenancies across Canberra with a median vacancy period of nine days.
Investment strategy
Cash-flow modelling, suburb-level growth analysis and portfolio reviews. We help investors identify properties that deliver both rental yield and long-term capital gains, with a focus on the ACT's unique leasehold system and its implications for land tax.
Pre-sale preparation
Minor renovations, decluttering advice, garden tidy-ups and professional staging. We coordinate trusted local tradespeople and cover the cost upfront; the fee is recovered at settlement. Average return on staging investment for our vendors is 2.8 to 1.
Market appraisals
A written appraisal of your property's current market value, based on recent comparable sales within a two-kilometre radius. We deliver the report within 48 hours and walk you through every data point. No obligation, no cost.
How a sale works with us
Four stages, typically completed in six to eight weeks from listing to settlement.
Appraisal and strategy
We visit the property, review comparable sales and recommend a pricing strategy. You receive a written marketing plan within three business days.
Preparation and launch
Professional photos, floor plans and copywriting go live on realestate.com.au, Domain and our own database of 4,200 active buyers in the ACT.
Campaign and negotiation
Open homes run on Saturdays. Private inspections are arranged for interstate or time-poor buyers. We report buyer feedback to you every Monday morning.
Contract and settlement
Once terms are agreed, we coordinate with your solicitor and the buyer's lender. Standard settlement in the ACT is 30 days; we track every milestone and flag delays early.
